Texas FedEx Hub Lands Near UPS' Planned Distribution Center

A second major shipping hub has landed along Interstate 20 in Arlington, Texas. FedEx has leased a 365,000-square-foot warehouse under construction between Interstate 20 and Bardin Road near New York Avenue.

The FedEx center — which will open next year — is in the same area where UPS recently announced plans for a huge distribution center.

FedEx ranks No. 2 and UPS No. 1 on the Transport Topics Top 100 list of the largest U.S. and Canadian for-hire carriers.

FedEx is renting the new warehouse space from Liberty Property Trust, which is developing the building.



Liberty bought the 41-acre site on the south side of I-20 more than a year ago and originally planned to build two warehouses on the site.

Liberty Property regional vice president Mike Heise said June 7 that he couldn't discuss details of the warehouse lease. But he confirmed that the building is under construction.

Earlier this year, UPS disclosed details of its new $200 million shipping center in Arlington. The 110-acre project — also on Bardin Road — will eventually have 1,400 full-time workers.

Developer Exeter Property Group is building the UPS hub.

FedEx already has large North Texas distribution centers on I-45 near the Union Pacific Railway terminal and on U.S. Highway 80 in Mesquite.

The south Arlington property is one of two development sites Liberty Property Trust is working on along I-20.

"We have 90 acres at the Mountain Creek business park," Heise said. "We like the access to labor down in that market."

Liberty Property can do more than 1 million square feet of construction at its Mountain Creek location.

North Texas has one of the fastest growing industrial and warehouse markets in the country.

Currently, more than 14 million square feet of warehouses are being built in the Dallas-Fort Worth area. Only Southern California has more construction, according to real estate company CBRE Group.
